What Is a DSCR Loan? Meaning, How It Works, Pros and Cons

A DSCR loan is a mortgage on a rental property that qualifies on the property's rent instead of your income. Here's how it works, who it suits and what to watch for, explained with real-world numbers.

What DSCR stands for

DSCR stands for debt service coverage ratio. The debt service is the loan payment, and the coverage is how well the property's income covers it. A DSCR loan is a mortgage on a rental property that qualifies on that coverage, meaning on what the property earns, instead of on your pay stubs, W-2s and tax returns.

You'll also hear DSCR loans called rental property loans, investor loans or no-income-verification loans, because the borrower's personal income isn't part of the approval.

How a DSCR loan works

A DSCR lender asks one question: does the property pay its own way? To answer it, the lender compares the monthly rent with the full monthly payment, meaning principal and interest plus property taxes, insurance and any HOA dues.

Here's an example. Say you buy a duplex for $450,000 with 25% down. The two units rent for $1,700 each, so $3,400 a month in total. The $337,500 loan at 6.375% over 30 years costs about $2,106 a month in principal and interest, and taxes and insurance add about $650. The full payment comes to about $2,756, so the rent covers it with about $644 a month to spare. That is the kind of comparison a DSCR lender is looking at.

The steps usually run like this:

  • You find a rental property and agree a price.
  • The lender orders an appraisal, which includes an estimate of the market rent.
  • The lender compares that rent with the full monthly payment.
  • Your credit, down payment and the property itself are checked.
  • The loan closes, typically as a 30-year loan.

Who DSCR loans are for, and who they are not for

DSCR loans suit self-employed investors whose tax returns show a low income after write-offs, investors who already own several financed properties and have hit a bank's limit, and investors who buy in an LLC. We lend to LLCs, and we fund short-term rentals as well as long-term ones.

They are not for a home you live in. DSCR loans are for investment property only. They also aren't built for a property that needs a major renovation before anyone can live in it. In that case investors usually buy and renovate with a short-term loan first, then refinance into a DSCR loan once the property is rented.

DSCR loan pros and cons

DSCR loans trade a little cost for a lot of flexibility. The main advantages:

  • No income verification: your pay stubs and tax returns aren't part of the approval.
  • A fast close: with us, about 14 business days.
  • No hard cap on the number of properties, the way agency loans have.
  • You can borrow in an LLC's name.

The trade-offs are real too. You need a meaningful down payment, at least 20% with us. Rates are usually higher than on a conventional loan for a home you live in. And the property's rent has to cover the full payment, or the loan won't work as structured.

Is a DSCR loan a conventional loan?

No. A conventional loan follows Fannie Mae and Freddie Mac rules and qualifies you on your income and your debts. A DSCR loan is a non-qualified mortgage, often called non-QM, made by private lenders, and it qualifies on the property's rent.

That difference is the whole point. A DSCR lender can fund investors and properties that a conventional lender turns away, such as a borrower with several mortgages already or an LLC with no personal pay stubs to show.

How to get a DSCR loan

The process is short:

  • Pick the property and estimate its market rent.
  • Check whether the rent covers the full payment, using our DSCR calculator.
  • Gather the basics: the purchase contract, your ID, your LLC documents if you're buying in one, and proof of funds for the down payment and closing costs.
  • Apply, or see if you pre-qualify. A loan officer confirms the loan amount with you on a short call, because it's set deal by deal.
