Estimates only. Interest is counted on the full loan from day one, so the real cost is usually lower while rehab money is drawn over time. Leverage, points and fees are set on your term sheet. Not a commitment to lend.

How the numbers work

  • Loan amount: the share of the purchase price the loan covers, plus the share of the rehab budget it funds. Our fix and flip loans go up to 90% of the purchase and up to 100% of the rehab, if the deal qualifies.
  • Monthly payment: hard money is interest-only, so the payment is the loan amount times the yearly rate, divided by 12. Nothing is paid toward the balance until you exit.
  • Points: origination fees charged at closing, each one 1% of the loan. Lenders typically charge 1 to 3; your term sheet sets the real figure.
  • Cash to close: your share of the purchase price, plus points and closing costs. Rehab money you fund yourself is spent during the project, not at closing.
  • Profit: the after-repair value minus the purchase, the rehab, the interest, the points, your closing costs and the cost of selling.

A worked example

The calculator opens with this deal. You buy a house for $200,000 that needs $50,000 of work and should sell for $320,000 when it’s done. The loan covers 90% of the purchase and 100% of the rehab, so it comes to $230,000, and you bring $20,000 toward the price.

At 8.99% the interest-only payment is about $1,723 a month. Two points add $4,600 at closing, so cash to close is $24,600 before your own closing costs. Holding the property for eight months costs about $13,785 in interest, making the total cost of the loan about $18,385.

Selling at $320,000 with 6% selling costs leaves an estimated profit of about $32,400 before title and legal costs, which you can add above. Change any number and the estimate updates.

Hard money calculator questions

Multiply the loan amount by the yearly interest rate, then divide by 12. A $230,000 loan at 8.99% costs about $1,723 a month, because hard money payments are interest-only.
